Common Booking & Rental Policies

What is the cancellation policy for your North Lake Tahoe vacation rental?
  • More than 30 days from arrival: An amount equal to your deposit is subject to forfeiture if we do not re-rent the unit for the same dates at the same rate.
  • Less than 30 days from arrival: The full rent charge & tax are subject to forfeiture if the unit is not re-rented.
  • Booking within 30 days: The full balance is due immediately upon booking. Should you cancel after signing your contract and your card has been charged, full rent charge & tax are subject to forfeiture if the unit is not re-rented for the same dates at the same rate.
  • Re-rented units: In any case, if we do re-rent the unit for the same dates at the same rate, we will refund your money less a 4% credit card fee on any monies collected.

Note: The Airbnb and VRBO cancellation policy supersedes our policy outlined above.

When will I receive the arrival code for my North Lake Tahoe vacation rental?

All keyless entry codes are sent by email no later than 4:00 PM on your scheduled day of arrival.

Local Nuances & Lake Tahoe Regulations

What Placer County Short-Term Rental (STR) rules apply to North Lake Tahoe vacation rentals?
  • The county of Placer implemented a Short Term Rental Ordinance, which is very important for guests to abide by. Fines range from $1,500 to $5,000 and can be issued directly to guests who are not in compliance.
  • Quiet Hours: Strictly enforced from 9:00 PM to 8:00 AM. No noise shall be heard across property lines.
  • Amplified Sound: No outdoor speakers or amplified sound are to be used at any time.
  • Parking: Street parking is strictly prohibited year-round.
What are the local rules regarding boats, watercraft, and beaches?
  • Mandatory Inspections: All watercraft require mandatory inspections to prevent invasive species before entering the water.
  • Hand-Launched Watercraft: All non-motorized and electric hand-launched watercraft (like kayaks, paddleboards, and e-Foils) must be fully clean, drained, and dry before entering the water.
  • Beach Restrictions: Glass containers, smoking, charcoal BBQs, and campfires are strictly prohibited on public beaches and swim areas.
Are there dog-friendly beaches near your North Lake Tahoe vacation rentals?

While dogs are generally prohibited on most public beaches and swim areas, you can take them to these specific dog-friendly spots:

  • Hurricane Bay located on the West Shore
  • Coon Street Beach located in King’s Beach on the North Shore
  • Kiva Beach located on the South Shore
  • The north end of Zephyr Cove Beach located on the East Shore

Wildlife & Winter Preparedness

What is a bear fence and do I need it at my North Lake Tahoe vacation rental?
  • A bear fence in Lake Tahoe is a specialized, non-lethal electric deterrent system designed to keep black bears from breaking into homes and cars. Installed around vulnerable entry points like doors, windows, and decks, it delivers a harmless but memorable shock that trains the bears to leave the property alone.
  • During your stay: You can turn on the bear fence when you leave the home if you feel comfortable. Otherwise, it is okay to leave it off during your stay.
  • At checkout: We appreciate you turning the system ON upon departure.
When does the snowplow come to clear my driveway or road?
  • For driveways: Each home has a private contract with a local plow service. They will automatically plow if it snows over 6″. We do not know the exact schedule of when each property will be serviced.
  • For roads: Placer County plows roads in the Lake Tahoe region 24/7 during active storms, typically aiming to hit every priority route at least once every 12 to 24 hours. Snow removal operations are based on road priority, with primary routes being cleared first, followed by residential and subdivision streets. We do not know the county’s schedule.
  • Winter Access: Vehicle chains or snow tires are frequently required by law in winter.

Property Specifics & “Know Before You Go”

What are the check-in and check-out procedures?
  • Arrival and Check-In: Check-in time is 4:00 PM. You will receive an email with instructions for direct entry to the property. Our office is open 7 days a week, 9:00 AM to 5:00 PM. If you arrive early, feel free to take a walk on the beach, or shop around town, knowing your rental home is being thoroughly cleaned and inspected as you wait. Please take a moment to notify us of any damages or problems immediately, so we may have a chance to correct them (whether you caused it or not).
  • Late Arrival: Unless otherwise instructed, you can go directly to the property at any time after 4:00 PM. Please be mindful of other properties and quiet times when you unload.
  • Departure and Check-Out: Check out time is 11:00 AM. Please notify HRG when you check out. Leave unused beds made, take out the garbage, and leave all dishes clean.
  • Lockbox Key: Please use the lockbox key to lock the door and ensure the key is secured properly in the lockbox upon your departure. Missing keys will result in a $50 fee. A late check-out fee of $50/hour could result if you do not vacate the property on time. Other specific procedures are found on the information sheet on the counter.
How should I handle fireplace ashes at checkout?

DO NOT put the ashes from the fireplace in the garbage can or paper bags! LEAVE THE ASHES in the fireplace; the cleaning staff will dispose of them appropriately.

What seasonal amenities or supply rules apply to our North Lake Tahoe vacation rentals?
  • Air Conditioning: To maintain authentic mountain charm, none of our properties feature AC unless explicitly noted otherwise on the specific property listing.
  • Grills & Firewood: Propane BBQs are not provided during winter (November–Memorial Day). Please note that charcoal grills are completely banned in our area due to wildfire safety. Conversely, firewood is not supplied during the summer months (Memorial Day through October).
  • Packing Reminders: Standard toiletries (shampoo, conditioner, and body wash) are not included. We do not provide additional towels for beach use and highly encourage renters to bring their own beach towels for summer stays.
  • Kitchen Staples: Most properties have supplies like flour, sugar, salt, and spices left by previous guests, but these are not guaranteed items.
  • Dog Fees: For all of our designated dog-friendly North Lake Tahoe vacation rentals, there is an additional pet fee of $100 + tax per dog.
