- None of our properties have AC unless mentioned elsewhere
- Winter access: Chains or snow tires are often required in winter
- BBQs (propane) are not provided during winter (November–Memorial Day). Charcoal grills are banned in our area.
- Firewood is not supplied during the summer months (Memorial Day through October)
- Shampoo/conditioner/bodywash are not included
- Most have supplies like flour, sugar, salt & spices, but these are not guaranteed items
- We do not provide additional towels for beach use and encourage renters to bring them for summer stays
- For all dog-friendly properties, there is an additional fee of $100+tax per dog.
- Placer County STR rules: The county of Placer implemented a new Short Term Rental Ordinance which is very important for guests to abide by. Fines range from $1,500- 5,000 and can be issued to guests who are not in compliance. A full list of rules is attached as a photo in this listing.
Some Highlights include: Quiet hours are from 9pm to 8am. No noise shall be heard across property lines. No outdoor speakers or amplified sound are to be used at any time. Dogs must be leashed at all times when outside a property, and all pet waste must be picked up. Street parking is prohibited year-round.

Perfect location to enjoy all Tahoe has to offer. Somewhat laking in cleanliness (we found hairballs in most of the rooms and bathrooms). Property and appliances are quite dated, although fireplace was very nice. No salt or coffee in the kitchen so we had to head back out when we arrived, was a littel frustrating.

It was great. Clean, comfortable, everything we needed. Enjoyed the layout and 3 full baths. All we needed in the kitchen and great dishwasher. Wonderful to grill on the deck. We did notice a loose board on the front porch step — something to check out. Appreciated all the emails and good communication.

The house is in a very quiet neighborhood with beautiful surroundings. It is a very nice house and was equipped with every amenity you would need for your stay. We would definitely stay again!

We were 2 families with kids. The 4 bunk beds were a hit, and the common area was large and great. Overall however the house needs some updates, and some better beds/mattresses. I would probably rent here again, though my first preference would be a more modern property.

Great location and overall satisfied with property. A few updates would make it perfect. Beds are hard as rocks and mattresses need replacing. Internet was spotty. DVD player doesn’t work. A Smart TV would be good in main room instead of DVD so movies could be streamed.

Loved the location! House was comfortable & met the needs of our group! Suggestions: More comfortable deck furniture for reading/lounging. Basting brush for bbq. Front & back decks should have been swept as well as front door area. Also, lots of cobwebs on windows!!

Our large family has stayed at this house many times. The location is amazing and wonderful for groups of many ages and interests. The kids can walk down to seven eleven as well as the tennis courts and pool. The best part of the house is the close proximity to the beach and trails. Families can easily spend all day having fun in the sun. As for the house, it is great. We have never had any problems during our many stays. The Vance house is a fantastic home for a great value.

The house was a little outdated but was close to all the amenities our family loves. Beds were comfortable house was clean and the rental cost fit our budget perfectly. We had a great vacation!
